What you have to know

We are most grateful for your interest in our property offers. We try to offer the very best in order to satisfy our customers. We would though like to explain some important details with regards the pricing of properties.

In Asuncion and surroundings (up to 60 kilometres) the prices are the highest. The reason being nearness to the capital where there is an International airport, important institutions, good roads, and the most advanced region of the country.
Even so there exist many differences of prices. If the property should lie next to the main paved highway of course the property costs more. he who knows of our climate is also aware of the heavy rain storms.

On a paved highway one can drive with almost any type of vehicle and easy access to ones property. If the property should lie next to a cobbled street the prices are lower.
Generally one can drive over these types of road when it rains but your vehicle will have other problems every week. You will have to take it to adjust nuts and bolts that loosen up with this type of road.

If the property should lie next to an earth road (sand) the prices can get even lower. But you have no guarantee that you will be able to drive over it on rainy days. One is best by having a four traction vehicle.

The worst of the examples is a red clay road. Not even with a 4x4 pick-up can one be sure to travel even 100 metres. Thus here the properties are the cheapest. One must think and ascertain what to do when it rains, especially if you have to go to the airport to fetch friends, in urgent need of a doctor or what to do should you be in Asuncion and cannot reach your house, these being but a few possibilities.

Another very important factor which influences the cost of property is that of either having electricity and phone, not to mention Internet. Next to the paved highways such services usually exist, at least the cable goes by. In other streets it can be a matter of luck whether a connection is close. It may occur that you have to buy a line and lay a cable over several kilometres, whilst a telephone line is out of the question in many places.
Of course Paraguay has cellular phones, but these sometimes only work in large cities and on major roads. We own 3 cellular phones and there are many times when not one of them works.

Another subject has to do with intermediaries who offer people very attractive and low cost properties. That is to say, you hear of a wonderful bargain, but when you arrive in Paraguay they inform you that what you came to buy has been sold the previous week. Since the future client is already in the country they will now attempt to sell him other properties, these being of course quite more expensive!

We have kept well part from this manner of working. We have been living for the past 19 years in Paraguay, have very good contacts and worship our country.
